The nightly office cleaning checklist we actually use
A room-by-room breakdown of what a professional janitorial route covers each night — and the four tasks most contracts quietly leave out.
EPA-registered disinfectants applied with correct dwell times to the surfaces that actually transmit illness in a workplace.
Disinfection is not a fog and a photograph. A disinfectant only works if the surface is cleaned first, if the product is the right dilution, and if it stays visibly wet for the dwell time printed on the label — usually between one and ten minutes. Our crews are trained on those three points and carry the safety data sheet for every product they use on site.
We keep a standing high-touch checklist for each account and expand it during flu season, after a reported illness, or when a client hosts a large event. For schools, clinics and childcare centres we run the enhanced list year round.
Where a space is too large to wipe efficiently — a gymnasium, a call-centre floor, a fleet of vehicles — we use electrostatic sprayers after conventional cleaning, never instead of it.
Frequency is set during the walkthrough and printed on your scope of work. Common patterns are five nights per week, three nights per week, twice weekly and monthly periodic work. Changing a frequency later takes one email and a revised scope — there is no renegotiation of the whole agreement.
Recurring work is quoted as a fixed monthly figure based on cleanable square footage, fixture counts and frequency. Periodic and project work is quoted per square foot or per event. Both appear on the same monthly invoice with separate lines so your finance team can code them.

Insurance certificates, crew turnover, inspection records and the pricing questions that separate a real facility partner from the lowest bid.
