Building a floor care calendar that protects your finish and your budget

Burnish, scrub-and-recoat, or full strip? How to plan hard-floor maintenance twelve months ahead instead of reacting to a dull lobby.

Reactive floor care is the expensive kind

Stripping and refinishing a floor is the most disruptive and most costly thing you can do to it. Every full strip removes finish down to the substrate, consumes a weekend of labour, and puts solvent and slurry into a building. A planned calendar of lighter interventions can push that event out from annually to once every three or four years.

Three levels of intervention

Burnishing is a high-speed polish of the existing finish; it restores gloss and hardens the surface, and takes an hour or two for a typical lobby. Scrub-and-recoat removes the top worn layers and applies two fresh coats — a half-night job that resets appearance without touching the base. A full strip is the reset of last resort, when finish build-up has yellowed or the substrate needs attention.

A sample twelve-month plan

For a 12,000 sq ft office with VCT corridors: burnish monthly in the main corridor and lobby, quarterly elsewhere; scrub-and-recoat corridors in month six; extract carpet in months four and ten; full strip and refinish only when the coat count no longer responds to recoating, typically year three.

Matting is the cheapest floor care you can buy

Fifteen linear feet of walk-off matting at each entrance removes the overwhelming majority of tracked-in grit before it reaches your finish. Grit is what dulls a floor — it is abrasive under every shoe that crosses it. Matting costs a fraction of a refinish and pays for itself in deferred machine time.

Budget it once a year, not once a crisis
